What is Snagging?
This is the process of having your new property inspected for differences between what you thought you were buying ‘off plan' and what you received when you received the keys.
This is the initial cleaning of a property when you have completed your purchase and the builder has not cleaned the property for habitation. Builders often leave new properties covered in cement, plaster, paint and dirt. This can and will cause lasting damage to your furniture and surfaces.
Why do we need to improve our Home Security following completion?
During the building of your property many people will have access to your keys, i.e builders, contractors, tradesmen, estate agents, sales promotors, service providers. Any number of copies can have been made and passed on to other people.
It is absolutely vital that your locks are changed on completion.
When you or your guests visit your home on the Costa Del Sol, it is unlikely that that you wish to spend time cleaning, mending and finding local contractors instead of relaxing and enjoying yourself, and it is under circumstances like these that employing a maintenance and management company can truly be of benefit.
To protect and maximise your financial investment. To maximise your rental potential and income. To enjoy the benefits of your property at their very best. If your standards are high, your guests standards could well be.
If you are not in Spain yourself, you need to know that there's someone on hand who you can trust to ensure everything runs smoothly. What happens if the toilet doesn't flush, a window gets broken, or there is an electric power cut?
A property that is obviously visited regularly is less likely to be targeted for burglary.
When your guests arrive after a tiring flight , this is an inexpensive way of If you want your guests to have a memorable stay then we recommend our welcome packs. This is a small and inexpensive way of saying “Please come in and enjoy” We of course have a standard package that includes the basic essentials such as Bread, Milk, Tea, Coffee, Sugar, Butter/Margarine, Red wine and fruit. However if you require a more specific menu that can include English products then we are more than happy to accommodate your requirements.

An N.I.E. number (Número de Identificación de Extranjero) is a tax identification number to be used in Spain. Prior to purchasing a property, selling a property, obtaining a mortgage, starting up a business or working in Spain, it is a requirement by law that every individual possess an N.I.E. number. The application process is laborious and time consuming, and without the use of a service such as ours, would require normally two trips to Spain, and over 10 hours of waiting in queues, along with the filling out of complex application forms.
The actual N.I.E. number, when produced from a National Police Station in Spain is printed out on a piece of paper, and this sheet of paper is often used as a form of identity. Once you have been issued an N.I.E. number, it is yours for life.
An N.I.E. Number will be required when you:
Buy or sell a property in Spain
Inherit assets in Spain
Apply for a business permit
Apply for a mortgage or other type of loan. This number will be requested from any financial entity you want to have dealings with
Open a bank account
Pay your taxes
Apply for a driving license in Spain, apply for the international driving license, and to validate in Spain driving licenses issued in EU and non-EU countries
Many others
What is an N.I.F. number?
An N.I.F. number (Número de Identificación Fiscal) is the tax ID number for all individuals. For Spaniards, it’s the D.N.I. plus one letter; for foreigners, it’s the same number as your N.I.E. Once you have an N.I.E., you do not need to re-apply for an N.I.F.; if and when you have to pay taxes, use your N.I.E. number. If you’re a non-resident who has to pay taxes in Spain, you may get an N.I.F. issued to you without having an N.I.E. This, of course, does not mean you get automatic residency in Spain, nor will it make it any easier to get residency.
What is a C.I.F. number?
A C.I.F. number (Certificado de Identificación Fiscal) is the same as the N.I.F., but it is for companies.
What is the Padron?
After you've got your N.I.E., the next step is to apply for an Empadronamiento which is equivalent to being entered on the electoral roll and not only allows you to vote but serves as proof of your residence in a particular municipality and is necessary for many things including buying a car and enrolling your children in the local school. It's also something the local authority are keen for you to do as funding for local services is allocated by central government based on the number of registered inhabitants in a municipality.
The process is the most straightforward of all those listed here providing you have all the relevant documents which are: N.I.E. or Residencia, Passport and the deeds of your house (Escritura) or your Rental Contract
Take these documents to your Ajuntamiento (Town Hall) and you will be asked to fill out a simple form. The Empadronamiento may be issued on the spot or you may need to return after a few days to pick it up. Also go armed with several photocopies of all these documents as although Ajuntaments are usually more accommodating than Oficina d'Estrangers they may be having a bad day or the photocopier may have packed up. Photocopying comes second only to using the rubber stamp in the list of favourite pastimes for civil servants in Catalunya and Spain.
What is a Notary?
The Notary is not a professional advisor he is a witness of the state. There are many transactions, such as the purchase of land, that the law requires that they be witnessed by a Notary. The escritura of your house is signed and filed away at the Notary and becomes an "escritura publica". You will have a certified copy of the document and the original remains with the Notary.
These are typical thing you might do at the Notary's office.
Signing the deeds (escritura) of a house: Signing the deeds (escritura) of a mortgage: Signing a will: Signing for a bank loan: Having you signature witnessed on a document: Setting up a power of attorney for yourself of a company: Asking the notary to witness something: Registering the Charter (Escritura) of a Limited Company: Registering the minutes of a community.
What is a Power of Attorney?
A Power of Attorney is a document that (when notarised) is legally binding and grants an individual (or group of individuals) the right to act on behalf of a person for the stipulated tasks or responsibilities that are outlined within the Power of Attorney itself.
Note that one should take great care in sigining any power of attorney to ensure that the "Powers" granted are ONLY for the purpose that is intended. e.g. for the purposes of obtaining an N.I.E. number, the power that is required is simply:
"... to REPRESENT the person granting Power of Attorney before any public office and in particular the offices of the Ministry of the Interior with the object of obtaining an N.I.E. number."
